How I’ve Sold 100% of My Listings

Beautiful Home Houston

This is Part 2 of my series “Sell My House, Ryan!” To start at the beginning, click here.

When choosing a real estate agent, most people choose a friend rather than finding the best agent available. And that’s why their homes sit on the market and sell for less than the asking price. Most agents put all their effort into getting a listing — I put all of my effort into selling a listing. Sell My House, Ryan!

In my career, I’ve sold 100% of my listings. I’m obsessed with listing, marketing, and selling homes. I will go to work building a frenzy of motivated buyers for you to choose from! Sell your home with an honest Realtor with common sense, an ability to relate to others, and that will outwork everyone else.

Hellooooooo! Sell My House, Ryan!

Height Bungalow Houston1. I will paint a picture. The most important part of selling a home is to build an emotional connection with the buyer.

By telling the story of your home, we will dazzle buyers with the best photos (more on that later) and innovative open-house videos, and attention to detail. It’s like we are taking a best-selling book and turning it into a movie.

Often times, my sellers see their listing and the gorgeous photos and re-discover why they fell in love with the home they are selling!

2. Marketing budget. In real estate, you have to spend money to make money. And I do that. For your listing to stand out from all the others, it has to be marketed the right way.

How will I do it? We’ll start with your own website. Listing your home at 1437 Monceaux Circle? Great! As soon as the listing presentation is over, I’ll purchase 1437Monceaux.com and your home will have it’s own web site.

After that, the home will be listed on HAR, Zillow, Trulia, Homes.com, Realtor.com, Craigslist, Redfin, and more. After I connect with the agents in my network to tell them about your wonderful home, I will e-mail your listing to thousands of agents all over the city who might be looking for a home just like yours.

3. You oughta be in pictures! Your house is the star of the show. Your Realtor is just a supporting actor (most Realtors would tell you different, though!). I have no problem being the George while your home is the Jerry Seinfeld.

How often have you looked at a real estate listing knowing that someone snapped pictures with an iPhone? Sometimes they don’t even turn on the flash! I have a staff of professional real estate photographers that will make your home stand out from the 30,000 homes on the market.

Let’s be real: pictures are the most important component of the online listing. You aren’t walking into a job interview in your PJs and slippers. Well, the listing is the job interview of houses!

Beyond the photos, the arrangement of pictures and captions matter. Many homes will have the front of the house, the bathroom, the garage, and the 3rd bedroom before showing the living room, kitchen, and master bedroom. Why?!?!?!?!?

We are telling a story. The photos, the captions, and the arrangement all matter. It seems simple but not all of those 29,000 Realtors put in the same effort. We are telling a story – the story of your home.
