Do You Have the Home That Buyers Want?

When you are ready to sell your home, will your house appeal to what homebuyers will want? Here are 5 important features to today’s home buyer:

Beautiful Kitchen1. Fixtures
New kitchen and bathroom fixtures are especially important for today’s young, budget-conscious buyers. In many cases, most of a buyer’s savings will go toward the down payment and furnishings. Updating your fixtures will make these rooms more desirable for an under-40 crowd.

2. Flex Space
More and more Americans are working from home and all signs point to that trend continuing. That makes a home office important for many buyers. Many buyers’ agents will point out that a room could be used as an office or another flex living space, especially as technology continues to make us more mobile.

3. Outdoor Privacy
In a recent survey, 86% of buyers said that privacy from neighbors remains at the top of the most-wanted features. You can increase your home’s privacy (and therefore its resale value) by planting a living privacy screen of trees and shrubs or by physically screening off your outdoor living area.

4. Energy Efficiency
Homebuyers love energy efficiency. If your home could use an energy-efficiency upgrade, go with projects that have a solid return on investment, like sealing your air leaks and adding attic insulation. You’ll save money on your utility bills now and appeal to buyers looking to keep costs down.

5. Keep Those Manuals
With any upgrade, especially of appliances or mechanical features, having the manuals and energy-efficient information will appeal to many buyers. Tuck them away for when you’re ready to sell. Even a small thing like this will let buyers know you are organized and want to be a help.
